Community Maps

A collection of maps were developed during the comment period to help identify parcels impacted by the  proposed changes within each community.  The "preliminary" maps have not been updated to reflect any changes as a result of the public comment period.  Parcels which appeared to be impacted by the mapped areas of the zone A are highlighted; however, the maps do not include information necessary to determine if individual structures are within a specific flood hazard area.  To determine the classification of the flood zone which includes your structure; visit your local community offices to review the associated map panels.  In some cases, a professional surveyor may be required to supply an elevation certificate for each structure.

 

Click on the respective community name to view the generalized parcel map.  The individual map link is followed by the affiliated partnership classification for the community and the exsisting map year of publication.  To learn how the affiliated partnership affects your insurance rate, see the text following the map list.  

 

In addition to the maps shared by FEMA; Metropolitan Planning Commission staff have created wall maps for each community which include parcels, water features, roads and the pending flood zones.  The flood data was supplied by FEMA's consultant and is being made available for your convenience prior to the map change.  Once the maps are current, they can be viewed within the official map viewer maintained by FEMA.  Upon request, one free printed copy will be made available to a township official for public meetings.  This printed copy may include 2005 aerial imagery to enhance local interpretation.  You may preview the maps by clicking the update link; which follows the community status.  Please consider thanking your County Commissioner for their committment to keeping our residents informed about these changes.

 Participating Community - A community for which the Mitigation Division Administrator has authorized the sale of flood insurance under the NFIP.

Not Participating Community - Flood insurance under the NFIP is not available within that community. Furthermore, Section 202(a) of Public Law 93-234, as amended, prohibits Federal officers or agencies from approving any form of financial assistance for acquisition or construction purposes in a Special Flood Hazard Area (SFHA). For example, this would prohibit loans guaranteed by the Department of Veterans Affairs, insured by the Federal Housing Administration, or secured by the Rural Housing Services. Under Section 202(b) of Public Law 93-234, if a Presidentially declared disaster occurs as a result of flooding in a non-participating community, no Federal financial assistance can be provided for the permanent repair or reconstruction of insurable buildings in SFHAs. Eligible applicants may receive those forms of disaster assistance that are not related to permanent repair and reconstruction of buildings. If the community applies and is accepted into the NFIP within 6 months of a Presidential disaster declaration, these limitations on Federal disaster assistance are lifted.
Submit-for-Rate- An application for flood insurance on a building for which no risk rate is published in the Flood Insurance Manual. Insurance coverage can be obtained only after the NFIP has approved the application and has established the risk premium rate.

Probation Surcharge (Premium) - A flat charge that the policyholder must pay on each new or renewal policy issued covering property in a community that the NFIP has placed on probation under the provisions of 44 CFR 59.24. After a period of one year, the community will be considered as not participating.

Community Rating System (CRS) - A voluntary incentive program that recognizes and encourages community floodplain management activities that exceed the minimum NFIP requirements.  As a result, flood insurance premium rates are discounted to reflect the reduced flood risk resulting from the community actions
